Rockville is a traditional listed cottage dating back to the 1840's. It has been greatly extended to provide a very comfortable and spacious holiday home in the beautiful Machars area of Dumfries and Galloway. The cottage sleeps 11 comfortably in 5 bedrooms – 2 double, two twin and another with three single beds. There is oil fires central heating, two wood burning stoves, and in the kitchen an electric range cooker, fridge freezer and dishwasher.

The cottage is in the village of Kirkinner (shop – 50 yards, pub - 90 yards) opposite the immaculate village bowling green. Kirkinner is 10 minutes drive from the sea, 5 minutes from Wigtown (Scotlands national 'Book Town') and 15 minutes from the Isle of Whithorn at the southern tip of the peninsula.

To the north is the Galloway Forest, a drive of approximately 20 minutes . It is a fabulous area for those interested in birdwatching, with the nearby Wigtown Bay Nature reserve home (seasonally) to Osprey, Pink Footed Geese and hordes of waders, and the RSPB's nature reserve is less than half an hour away. The area also has a great variety of entertainments for kids – including the beaches and rock-pools, Kirroughtree Forest Park (including adventure playground, nature trails and mountain biking), the Gem Rock museum in Creetown, and the fabulous Cream Of Galloway Organic Ice Cream farm and adventure playgrounds! The Accommodation in more detail.

The cottage has 5 bedrooms – 2 of which are en suite – with three further bedrooms, two twin bedded rooms, and another bedroom with three single beds. There is another family bathroom and further cloakroom with loo on the ground floor.

In the oldest part of the house is the cellar, accessed from the back hall. This houses the central heating boiler and washing-machine plus ample storage for muddy wellies and the like.

Living Room - We have new bigger TV now!

There is a large, double height living room with exposed rafters and wood burning stove, and a large kitchen open onto dining/breakfast room, with another wood burning stove. There is a new large TV with Sky (standard entertainment and kids packages), DVD and Video players. There is also radio/CD player and a number of games and jig-saws for long evenings and rainy days.

Wood (for the fires) is included within the rental price.

The kitchen has a double width electric range cooker. Slightly behind it to the right you can see the door to the walk in larder! (just mind the step down into it from the door)

Adjoining the kitchen is the dining / breakfast room. One wall of which is covered in bookshelves. These are predominantly Sci-Fi, Crime and cook books, but it is likely there is something for everyone,

Main Bedroom

The Main Bedroom is a large airy room, it is on the ground floor and on your the right as you come through the front door. Shutters keep the room nicely dark in the long summer nights, and attached you can see the extremely spacious en-suite bath-room.

The Second bedroom is light and spacious, again on the ground floor. It has an en-suite shower room, and is in the new part of the house.

In addition, there are three other bedrooms – a twin and a triple, upstairs in the original house, and a twin accessed by stairs to the back of the living room.

There is a family bathroom upstairs at the front (between the twin and triple) and a separate downstairs cloakroom of the back hall. That makes (for those counting) 4 loo's in all! There is plenty of coat hanging space in the cloakroom.

Twin Bedroom

The twin bedroom is the smaller of the two upstairs bedrooms in the old part of the house. Facing it, past the family bathroom, is the large triple bedroom (three single beds).

Off the living room in the roof of the new part of the house, the mezzanine bedroom. Extremely warm and comfortable – you should see how much insulation went into the roof!

Up to two well behaved dogs are welcome. However there is a cleaning surcharge of £10 per dog, whatever the duration.

Note that for Christmas/New year 2009/10, we will be letting the cottage for two separate weeks from Tuesday to Tuesday (rather than the usual Saturday to Saturday).

For Christmas/New year 2010/11, we will be letting the cottage for two separate weeks from Wednesday to Wednesday (rather than the usual Saturday to Saturday).

Conditions for Rental

10% of the booking fee must be provided at time of booking – with the remainder 8 weeks from date of holiday. Cancellations up to 8 weeks before will be able to get their money back – minus a £20 handling charge. Cancellation within 8 weeks will receive a refund to the following levels: up to 6 weeks from date – 80% Refund: up to 4 weeks from date – 60% refund: up to 2 weeks from date – 40% refund: within 2 weeks of date – 10% refund.

Rental includes all electricity, oil (oil fired central heating and water), wood (for the wood burning stoves, subject to availability), bedding and towels. The house will be clean and tidy when you arrive – it is a condition of rental that it is left in a similar condition when you depart.

Key pick-up (whatever the duration) is after 4pm on the day of arrival and the cottage must be vacated by 10am on the day of departure unless special arrangements have been made (which often depends on when the next guests are arriving).

You are welcome to use the wood burners (and instructions will be provided to get the best from them) – but you do so at your own risk. They look wonderful – but they are VERY hot. They are perhaps not recommended if you have very small children unsupervised.

Up to two well behaved dogs are allowed – but downstairs only please – and note that the garden is not fully enclosed so they can 'escape easily' if left to their own devises! Note also the cleaning surcharge of £10 per dog.



Booking a Holiday

To book a holiday, please ensure the period required is available (see the availability guide above) – and if so, click on the button below to send us a booking request. Please detail the start date and duration, and if you have any particular questions, please ask them there. Alternatively, email me directly on rockville@thecharltons.com, or telephone us in the evenings or weekend on 01628 475835 (there is an answer phone, and we'll call you back if we are not available).

Once the period is agreed we will reserve the days for you for 1 week, pending a cheque for the deposit (10%) - or the balance if it is less than 8 weeks to the holiday date, together with a simple form detailing member of the party (this can be emailed). Once we have that, the reservation will be confirmed. We'll send you more information (together with a reminder for the balance, if necessary) nearer the time.

Out of peak season we can be very flexible with holiday dates – so if you would like to book midweek to midweek, or odd combinations, drop us a note and we will see what can be done
